An important proactive step you can take  to lengthen the life of your roof is to get it inspected regularly. Tallahassee Roofing, Inc. provides inspections for both commercial and residential roofs. After we conduct these inspections, we can provide insurance companies, lenders, condominium associations, buyers and property owners with pertinent information including estimates of the life expectancy, needed repairs, and maintenance/replacement costs. The cost for these inspections is determined by the size and type of roof. However, if the inspection results in roof repair or replacement within 60 days, the cost of the inspection will be deducted from the price of the needed work.

Three Types of Roof Inspections Performed by Tallahassee Roofing, Inc. 

The first type is a home owner inspection:
  • The team at Tallahassee Roofing, Inc. performs this inspection to determine the overall condition of the roof. In addition, we identify and report any maintenance items or repairs that need to be made.

There is a charge for this inspection.

The second type is done for banks, insurance companies and real estate needs:
  • The team at Tallahassee Roofing, Inc. inspects the roof to determine its estimated useful life and also to identify any needed repairs.
  • We provide written opinion of roof.

There is a charge for this inspection.

The third type is an annual inspection:
  • This inspection is done to determine the overall condition of the roof and any maintenance items or repairs that need to be made.
  • Our team at Tallahassee Roofing, Inc. will do the following.
    • They clean loose debris off the roof.
    • They clean the gutters and gutter screens.
    • They assess flashing, skylights, pluming pipe penetrations, etc. and re-caulk if necessary
    • They replace up to one bundle of damaged or missing shingles.
    • They clean and remove the debris from the roof cleaning.

When and how often should the roof be inspected?

Below are several things to consider: 

  • How old is the roof? A roof that is older than five years can benefit from services provided by Tallahassee Roofing, Inc.
  • Are there leaks or other damage? If you think your roof is leaking or you notice other damage, then you should call for an inspection as soon as possible.
  • Is there storm damage?  If your area is impacted by a tornado, hurricane, or other major weather event and your roof is damaged as a result, you will need an inspection to document for insurance purposes.
  • Are you selling or refinancing?  Often, a roof inspection with an official report is needed for either selling or refinancing.
